Chimney repair services across Cork

Safeguard repairs leaking and damaged chimneys on properties across Cork City and County. The work may involve masonry, mortar joints, lead flashing, chimney pots, the top of the stack or the surrounding roof covering. We assess the stack and roof together before recommending the repair.

Chimney problems we repair

Leaks and damage can originate in different parts of the chimney stack or its junction with the roof. Establishing the cause helps us decide which repair is appropriate.

  • Leaking chimneys
  • Deteriorated mortar / repointing
  • Damaged lead flashing
  • Cracked or damaged masonry
  • Loose or damaged chimney pots
  • Chimney capping
  • Storm-damaged chimney / roof details
  • External chimney stack removal

Trace the leak to the stack or roof junction

Cracked mortar, damaged masonry, loose pots and failed flashing can all contribute to water ingress. An internal damp patch alone does not establish which part of the chimney or roof junction is failing. We also consider the surrounding slates or tiles and roof details when tracing the cause.

Repointing or more extensive chimney repair?

A damaged mortar joint does not automatically mean the stack needs rebuilding. The condition of the masonry determines how much work is appropriate.

Repointing

Deteriorated mortar is removed and the joints renewed where the masonry itself remains suitable.

Rebuilding or more extensive repair

Cracked, loose or more widely deteriorated masonry may require sections of the stack to be dismantled and rebuilt.

Lead flashing & surrounding roofing

We carry out local flashing repairs and full lead-flashing replacement, including relevant apron and step details. Nearby slates or tiles and roof junctions also need consideration so the work addresses the area where the chimney meets the roof.

Chimney pots & capping

Loose or damaged pots and the top of the stack may need repair, replacement or capping as appropriate. The chimney’s use and condition must be understood before agreeing alterations, so tell us whether it is active when discussing the work.

Chimney stack removal

Where appropriate, Safeguard can remove the external chimney stack above roof level and reinstate the roof covering at that location.

External stack removal is not the same job as removing the entire chimney or an internal chimney breast. Internal structural alterations are outside the external stack-removal scope described here.

Coordinating chimney and roof work

Flashing, nearby slates or tiles and relevant roof components may need attention around a leaking or damaged chimney. If chimney repairs form part of wider roof repair or replacement work, we can coordinate the scopes and explain which work is included.

YOUR QUESTIONS, ANSWERED

Useful answers before you decide

Practical answers to common roofing questions.

Ask about your roof
What are the signs that my chimney needs repairing?

Deteriorated mortar, cracked or damaged masonry, loose pots, water ingress, damaged flashing and storm damage are reasons to arrange an assessment. These signs need checking to establish the cause and extent of the problem.

Can a leaking chimney be repaired?

Yes, where repair is appropriate. The source may be mortar or masonry, flashing, the chimney top or pots, or the surrounding roof. We assess the cause before recommending the work.

What's the difference between chimney repointing and rebuilding?

Repointing renews deteriorated mortar joints where the masonry remains suitable. More extensive deterioration, loose masonry or damaged sections may require rebuilding. A damaged joint alone does not mean the stack needs rebuilding.

Can you repair or replace chimney flashing?

Yes. We offer local flashing repairs and full lead-flashing replacement, including relevant apron and step details, while considering the surrounding roof covering.

Can Safeguard remove an unused chimney stack?

Yes, where appropriate, we can remove the external stack above roof level and reinstate the roof covering. This is not removal of the entire chimney or internal chimney breast. The chimney’s use and proposed scope must be understood beforehand.

How much do chimney repairs cost in Cork?

Published indicative ranges are €300–€700 for standard repointing, €500–€900 for full flashing replacement and €1,500–€3,500 for external stack removal. Prices are plus VAT and exclude scaffolding. Height, size, condition, access and surrounding roof work affect the quotation.
