New Roof Installation & Roof Replacement Across Cork

We install new and replacement roofs for homes, extensions, renovations and commercial properties across Cork City and County. A new-build roof needs a specification suited to the structure; replacement starts with assessing the existing roof and what can safely be retained.

Anthony discusses your property, covering options and agreed specification before work begins. The complete system matters: the timber, membrane and battens beneath the slates or tiles, as well as the ridge, verge and flashing details.

Repair or replace?

One repairable defect does not automatically justify replacing an entire roof. We assess the condition of the slates or tiles, membrane, battens and accessible timber, the extent of deterioration and whether previous repairs are still solving the underlying problem. A local repair may be the right answer where the rest of the roof remains sound.

From stripping the old roof to the finished covering

For replacement work, the existing covering is lifted as agreed so we can inspect what lies beneath. Defective timber and other materials are addressed as required before installing the specified membrane, battens and selected slates or tiles. Ridge, verge, flashing, valley and junction details complete the system, with waste handling and final checks included in the agreed scope.

In Ballincollig, we renewed the breathable membrane and pressure-treated battens, then cleaned and re-laid suitable existing tiles. Replacing the roof system does not mean every serviceable tile or slate must be discarded; reuse depends on condition and suitability. The Midleton project used new tiles with dry ridge and dry verge details.

When is a full roof replacement worth considering?

Replacement may make more sense when repeated local repairs no longer address the overall condition. Roof age alone is not a reason to replace it. We consider:

Signs to assess:

  • Widespread deterioration or recurring leaks rather than one isolated defect.
  • Deteriorated membrane or battens, or extensive defects found during assessment.
  • Accessible timber or structural issues requiring broader roofing work.
  • A major renovation that provides an opportunity to renew the roofing system.

Choosing the roof covering

Natural slate, fibre-cement slate and tiled roofing offer different appearances and costs. Roof pitch, structure, property character and the agreed specification determine what is suitable. Our work includes natural-slate repairs, a new Thrutone slate roof and new tiled roofing.

Insulation, roof windows and roofline decisions

A major roof project is a useful time to discuss insulation, roof windows and any fascia, soffit or guttering work needed. Agree these as part of the specification where relevant; they are not automatically part of every replacement.

Our insulated slate project included insulation between the rafters, a renewed roofing system and Thrutone slates. Solar brackets were fitted during the roofing work, but the solar panels themselves were outside the roofing scope described.

Access, weather protection and hidden damage

Safe access, scaffolding where required, material deliveries and waste removal all affect how the work is organised. We discuss access and disruption, particularly where extensions or neighbouring buildings restrict the working area.

Roofing is weather-dependent. Hidden timber or roof defects may only become visible once the covering is removed; unexpected findings and any additional work should be discussed before proceeding. The expected programme is agreed for your property, taking account of conditions and the roof specification.

What should your new-roof quotation include?

Your quotation should set out the agreed roofing system and how unexpected findings will be handled. Ask us to make the following clear where applicable:

Your agreed specification:

  • Membrane, battens and roof covering.
  • Ridge and verge systems, flashing, valleys and junction details.
  • Relevant timber or structural work and insulation where included.
  • Access and scaffolding, waste disposal and roofline work.
  • Exclusions and how additional work discovered after opening the roof will be agreed.
  • Published prices are plus VAT and exclude scaffolding.

10-Year New Roof Workmanship Guarantee

Safeguard typically provides a 10-year workmanship guarantee on new roofs. Product and manufacturer warranties are separate and generally range from 10–20 years depending on the roofing product selected. Exact terms are confirmed for the quoted work.

Budget guidance for your new roof

Our published indicative replacement ranges are €7,500–€10,500 for a standard 2-bed terrace and €9,500–€14,000 for a standard 3-bed semi-detached replacement. Published prices are plus VAT and exclude scaffolding.

These are budgeting ranges, not a fixed quotation. Roof size, complexity, access, covering, structure and specification affect cost, along with hidden defects or additional work. Premium natural slate is priced separately in the detailed guide.

YOUR QUESTIONS, ANSWERED

Useful answers before you decide

Practical answers to common roofing questions.

Ask about your roof
How do I know if I need a new roof or just a repair?

An isolated defect may be repairable. Widespread deterioration of the covering or underlying system, or recurring problems that repairs no longer resolve, may justify replacement. We assess the roof before recommending the scope.

How much does a new roof cost in Cork?

Published indicative replacement ranges are €7,500–€10,500 for a standard 2-bed terrace and €9,500–€14,000 for a standard 3-bed semi-detached property, plus VAT and excluding scaffolding. Your roof and specification determine the quotation; see the detailed guide for scope and other options.

Can existing roof tiles or slates be reused?

Sometimes. In Ballincollig, suitable existing tiles were cleaned and re-laid after the membrane and battens were renewed. We assess the condition and suitability of the covering before recommending reuse; it is not appropriate for every roof.

What roofing materials can I choose from?

Options include natural slate, fibre-cement slate such as Thrutone, and tiled roofing. Suitability depends on roof pitch, structure, property character and the agreed specification.

How long does a roof replacement take?

The programme depends on roof size and complexity, access, weather, material choice and what is found after opening the existing roof. We discuss the expected programme for your property rather than promise a fixed completion time.

What guarantee comes with a new roof?

Safeguard typically provides a 10-year workmanship guarantee on new roofs. Separate product/manufacturer warranties generally range from 10–20 years depending on the product. Exact terms are confirmed for the quoted work.

Do your published new-roof prices include VAT and scaffolding?

Published prices are plus VAT and exclude scaffolding. Agree the full specification and quotation for your property before work begins.
