Choosing a covering that suits the roof
The appropriate covering depends on the existing material, roof pitch and structure, property character, appearance, specification and budget. We consider these together when matching a repair or planning a new roof; no single covering is best for every property.
Natural slate, fibre-cement slate & roof tiles
Natural slate
A natural stone covering with individual variation and a traditional appearance. Our natural-slate dormer repairs show how the covering and the roofing layers beneath it can be addressed together.
Fibre-cement slate
A manufactured slate product with a more uniform finish. Our Thrutone slate installation combined the new covering with insulation, membrane and battens.
Roof tiles
Concrete and clay tiles come in different profiles and finishes. The selected tile needs to suit the roof and property specification. Our Midleton project used new tiles, while suitable existing tiles were reused in Ballincollig.
Repair or replace the slate or tiled roof?
An isolated broken or slipped slate or tile, or a local defect, may be repairable where the surrounding roof remains serviceable. More widespread deterioration of the covering, membrane, battens or underlying roofing system may require broader work. We assess the wider roof before recommending complete replacement.
Matching repairs & reusing serviceable materials
Local repairs need an appropriate size, profile and fixing arrangement, with neighbouring coverings and surrounding materials checked for condition or movement.
On our Ballincollig replacement, suitable existing tiles were cleaned and re-laid over renewed membrane and battens. This shows how serviceable materials can sometimes be reused; their condition and suitability must be assessed on each roof.
When the problem is beneath the slates or tiles
A slate or tile can appear sound while the membrane, battens or a detail beneath or around it has failed. A leak therefore needs assessment beyond the visible covering.
On our natural-slate dormers in Cork, removing the covering exposed failed membrane. The repair addressed the underlying weatherproofing with new breathable membrane and treated battens before the roof sections were rebuilt and the natural slates reinstated.
Ridge, verge & roof junctions
The visible covering is one part of the roof system. Membrane, battens, valleys, chimney flashing, ridge, verge and other junction details need to work together.
Our new tiled roof in Midleton included mechanically fixed dry ridge and dry verge systems. These are roof-edge details within the wider roofing scope; their cost guide covers those systems specifically, not the overall cost of slate or tile roofing.
Budgeting for slate and tile roofing
The quotation depends on whether the work is a repair or replacement, the roof area, covering, pitch, complexity, access and any underlying work. A price for the visible covering alone does not describe the whole job.
Our Roof Replacement Cost Guide includes material comparisons for broader replacement planning. Published prices are plus VAT and exclude scaffolding. We explain whether your quotation covers a local repair, a roof slope or a complete replacement.
Workmanship guarantees & product warranties
Safeguard typically provides a 5-year workmanship guarantee on repair work and a 10-year workmanship guarantee on new roofs. Product or manufacturer warranties are separate and generally run for 10–20 years, depending on the selected product. Confirm the applicable terms for the quoted work and materials.
