Flat Roofing Services Across Cork

We provide flat roofing for homes, extensions, garages, porches, outbuildings and commercial properties across Cork City and County. Our work includes new roofs, replacement, leak and storm-damage repairs, and repairs to edges, flashing and other details. Maintenance and resurfacing are considered where the existing roof is suitable.

Flat roofing work we carry out

We can help with:

  • Local leak and patch repairs.
  • Flat roof replacement and new installations.
  • High-performance felt and GRP fibreglass roofing.
  • EPDM rubber and liquid roofing systems.
  • Insulated warm-roof systems.
  • Decking, roof-edge and relevant detail repairs.

Repair a local defect or renew the roof?

An isolated split or failed detail can often be repaired where the surrounding roof remains serviceable. Our patch-repair scope includes a felt or fibreglass patch, primer, sealing and trimming where needed. We assess the covering, accessible deck, drainage and adjoining details before recommending the work.

Recurring leaks, widespread blistering or deterioration, a soft or damaged deck and failed edges can point to a broader problem. We compare the overall condition with the work needed for renewal, rather than assuming every leaking flat roof requires replacement.

Choosing the right flat-roof system

There is no universally best covering. Suitability depends on roof shape, existing construction, junctions, expected use, condition, budget and the agreed specification. Preparation and detailing matter as much as the visible surface.

High-performance felt

Our published full re-felt specification includes stripping the old covering, a new OSB3 deck, a high-performance two-layer felt system and trims. A sound, prepared deck supports the waterproofing. The quoted scope determines what your roof needs; not every felt job has the same specification.

GRP fibreglass

Our published GRP replacement specification includes stripping, a new OSB3 deck, resin, topcoat and trims. GRP creates a seamless main surface over the prepared deck. It generally starts above felt in the price guide, but roof details and intended use matter alongside headline cost.

EPDM rubber

We also work with EPDM roofing. The proposed system and preparation depend on the particular roof, its condition, construction and use.

Liquid roofing

Liquid roofing is another available option. We assess the roof and its junctions before agreeing the appropriate product, preparation and scope.

Decking, insulation and warm roofs

Water ingress can leave decking soft or swollen. A new covering needs a sound base, so replacing the waterproofing and replacing the deck are separate parts of the specification. Agree how any further defects exposed during the work will be handled.

In a warm-roof build-up, insulation sits above the structural deck beneath the waterproofing, with the layers specified for the roof. Our published warm-roof scope includes insulation, a new deck, a felt or GRP finish, upstands and trims. Insulation is particularly relevant over heated accommodation and extensions.

Falls, drainage, upstands and rooflights

Falls are the roof’s gentle slopes that direct water towards outlets. Persistent ponding deserves investigation: blocked drainage, inadequate falls, movement or other roof conditions can contribute. Replacing the covering alone may not address the cause.

Upstands are the vertical waterproofing details at walls, parapets and rooflights. Their junctions, trims and drainage need to work with the main roof covering. A planned rooflight needs its opening and surrounding waterproofing incorporated into the roof design.

What causes a flat roof to leak?

Leaks may involve local splits, damaged covering, failed edges or junctions, outlets, deteriorated decking or wider covering failure. Rooflight and upstand details can also need attention. Water can travel beneath the surface, so where it appears indoors does not necessarily identify the external entry point.

Agreeing the work behind the price

Size, deck condition, system, insulation, access, edges and junctions affect the quotation, along with work discovered after opening the roof. Agree disposal, drainage work and other inclusions or exclusions in writing. The guide’s additional-area rate for larger roofs is not a universal calculator for the whole project.

We assess and measure the roof, explain the options and provide a free quotation. Weather and access affect scheduling, which we discuss for the individual job.

Workmanship guarantees and product warranties

Safeguard typically provides a 5-year workmanship guarantee on repair work and a 10-year workmanship guarantee on new roofs. A local repair and a new or replacement roof are different scopes; confirm the applicable terms for the quoted work.

Product and manufacturer warranties are separate and generally range from 10–20 years depending on the product. Keeping outlets clear and monitoring edges and junctions remain sensible maintenance steps.

Can a leaking flat roof be repaired or does it need replacing?

An isolated defect may be repairable where the surrounding roof is serviceable. Recurring leaks, widespread deterioration, damaged decking or failed edges may require broader work. We assess the overall condition before recommending the scope.

Which is better: felt, GRP or EPDM?

There is no universally best option. Roof shape, preparation, junctions, expected use, condition and budget influence the choice. We discuss the specification that suits your roof.

What is a warm flat roof?

A warm roof includes insulation above the structural deck as part of the specified build-up, together with the waterproofing system. It is particularly relevant over heated rooms and extensions; the layers and scope are agreed for the roof.

Why is water pooling on my flat roof?

Ponding can relate to falls, blocked outlets or drainage, movement or other roof conditions. Persistent pooling needs assessment rather than an assumption that every case has the same cause.

How long does a flat roof last?

Lifespan depends on the system, specification, installation, exposure and maintenance. We do not apply one fixed lifespan to every roof. Product and manufacturer warranty terms vary with the selected product.

What guarantee comes with flat roofing work?

Safeguard typically provides a 5-year workmanship guarantee on repair work and a 10-year workmanship guarantee on new roofs. Product warranties are separate and generally range from 10–20 years depending on the product. Confirm the applicable terms for your quoted work.
